Which occupations count as essential workers to lenders?
Lender definitions vary, but police, firefighters, paramedics, ambulance officers, defence personnel, teachers and many government employees appear on professional or essential worker policies at various lenders.
Benefits differ by role and by lender. Some access LMI waivers to 90% of value, others receive rate discounts or waived establishment fees, and a number of lenders treat allowances and penalties more generously for these occupations than for general applicants.

Do penalty rates and allowances count toward borrowing power?
Consistent shift loadings, penalty rates and overtime form a meaningful part of the pay packet in emergency services, and the lenders that understand these roles assess them as core income rather than as extras.
Others apply a discount, commonly counting a proportion rather than the full amount. On a roster where penalties make up a significant share of gross pay, that single policy difference moves borrowing capacity substantially.
Allowances are treated even less consistently. District, uniform, on-call and higher-duties allowances are counted in full by some lenders, partially by others, and disregarded by a few.

Are there extra schemes for defence personnel?
Defence members can access the Defence Home Ownership Assistance Scheme, which subsidises part of the interest on an eligible loan, and other entitlements including rental and relocation assistance depending on service length and circumstances.
Not every lender participates in the scheme, and that narrows the field before anything else is considered. Posting cycles also raise questions lenders handle differently, particularly where a property is bought in one location and the member is posted elsewhere.
Defence pay includes a range of allowances that vary by posting and role, and their treatment differs between lenders in the same way penalties do for other essential workers.
Entitlement rules sit with Defence rather than with us, so confirm your eligibility through the scheme directly. We match it to a participating lender once you know where you stand.
Can essential workers use the first home buyer schemes too?
The government schemes are not occupation-based, so they are open to essential workers on the same terms as everyone else, and many use them alongside a professional benefit rather than instead of it.
The 5% Deposit Scheme allows an eligible first home buyer to purchase with a 5% deposit and no LMI. Queensland's transfer duty concession removes duty on established homes under $700,000, and the $30,000 First Home Owner Grant applies to new builds under $750,000.
