Which professions qualify for lender waivers?
Lender professional lists extend well beyond medicine. Lawyers, accountants, actuaries, engineers, architects and some finance and IT roles appear on various policies, usually attached to a minimum income threshold and evidence of qualification or membership.
Benefits typically include an LMI waiver to 90% of value, sometimes a rate discount, and occasionally waived fees. On a $900,000 purchase the waiver alone is worth around $19,500.
Coverage is inconsistent between lenders. An engineer accepted by one lender may not appear on another's list at all, and some require membership of a specific professional body rather than the qualification by itself.

Is there an income threshold for professional lending?
Most professional policies set a minimum gross income, frequently around $90,000, and some tier the benefit so higher earners access a higher lending ratio.
How the threshold is measured matters. Base salary alone is used by some lenders, while others include bonuses, commissions and consistent overtime, and that distinction decides eligibility for applicants sitting near the line.
Bonus and commission income generally needs a two-year history before it is counted in full, which affects newly promoted professionals more than anyone else. A recent step up in earnings often takes a cycle to be recognised.

How are bonuses and commissions assessed?
Bonuses and commissions are usually assessed on a two-year average, with the lower of the two years often taken. Lenders want evidence that the income recurs rather than reflecting one strong period.
Discounting is common. Where one lender counts 100% of a consistent bonus, another may count 80% and a third may exclude it until a longer history exists. For a professional whose variable component is a large share of total pay, that spread reshapes the borrowing figure entirely.
Documentation is where these applications stall. Lenders generally want group certificates or income statements covering both years alongside recent payslips showing year-to-date figures, and an employer letter confirming the bonus structure often helps.

Waiver or the 5% Deposit Scheme, which is better?
The waiver removes the insurance premium, so you can buy at 90% of value without the cost. The 5% Deposit Scheme lets you buy at 95% with no LMI but applies a price cap and eligibility conditions.
Which is better depends on your deposit. If you have 10% saved, the professional waiver is usually stronger because there is no price cap and no scheme eligibility to satisfy. If you have 5%, the scheme is the only route of the two that works.
Professional incomes often sit above the historical scheme income tests, though those tests were removed in October 2025, so the calculation has changed for higher earners.
