  • Can I buy in Logan while living interstate?

    Yes, and it is common. Logan attracts buyers from Sydney and Melbourne on price, and lenders have no objection to funding a purchase in a state you do not live in.


    The practical differences are the valuation and the inspection. Buying a property you have not walked through raises the risk of surprises, and lenders order their own valuation regardless of the price you agreed, which occasionally comes in short and changes the deposit required.


    Queensland conveyancing also differs from the southern states, particularly around cooling-off periods and building and pest conditions, so a local solicitor is worth having.

  • Can expats and non-residents borrow for a Logan property?

    Australian citizens and permanent residents living overseas can borrow here, but the field of lenders is smaller and the terms are tighter. Expect a lower maximum lending ratio, often around 70% to 80%, and additional scrutiny of income earned in another currency.


    Foreign income is commonly discounted, frequently by 20% or more, to allow for exchange rate movement. Which currencies a lender will accept varies, and some restrict lending to a defined list of countries.


    Non-residents face further restrictions again, including Foreign Investment Review Board approval requirements and additional state duties, which change the total cost of the purchase considerably.

  • Which visas do lenders accept?

    Some lenders will, and the terms depend heavily on the visa. Permanent residency visas are generally treated close to citizenship. Certain temporary skilled visas are accepted by a narrower group of lenders, usually at a lower lending ratio and with a larger deposit required.


    Foreign Investment Review Board approval may be needed depending on your visa and the type of property, and additional foreign purchaser duty can apply in Queensland. Both need factoring into the budget rather than discovering at contract.


    From 1 August 2026 Queensland's first home transfer duty concessions are limited to Australian citizens, permanent residents and specified foreign retirees, which changes the position for temporary visa holders buying a first home.

  • How much deposit do interstate and overseas buyers need?

    Deposit requirements are usually higher than for a local resident buyer. Expect at least 20% for most non-resident and foreign income lending, and closer to 30% at some lenders, plus purchase costs.


    Australian citizens living overseas often do better than that, and where the income is in an accepted currency and well documented, some lenders will go to 80% of value.


    Budget for the extras. Foreign purchaser duty, FIRB application fees where they apply, and the cost of certifying documents offshore all add up, and they are frequently left out of early calculations.
