    Forestdale is an acreage suburb with the second highest household income in the Logan LGA, and prices reflect that. Many purchases sit above Queensland's $700,000 zero transfer duty threshold and a good number exceed the $799,999 ceiling for any first home concession at all. Vacant land, by contrast, attracts a full duty exemption with no price cap, which matters if you intend to build.


    Forestdale sits in the 4118 postcode adjoining Boronia Heights, Hillcrest and the Brisbane City boundary, near Forestdale Lake. At the 2021 Census Forestdale had 2,560 residents with a median age of 43 and a median weekly household income of $2,675. The suburb is defined by large lots and semi-rural holdings rather than conventional suburban blocks.

    Lot size decides your lender first

    This is the starting point in Forestdale. Most lenders apply standard residential policy up to around 2 hectares and rural residential policy above it, meaning a lower maximum LVR, a valuation approach that may discount excess land, and a narrower field of willing lenders. Some cap acreage lending at 10 hectares, others at 40, others decline it. Establish which lenders will fund the specific lot before you make an offer, because the property determines your options more than your income does.

    Stamp duty at acreage prices

    Established homes under $700,000 attract zero duty under Queensland's First Home Concession, with a partial concession to $799,999 and a maximum saving of $24,525.     Realistic expectations

    Forestdale sits on the Brisbane boundary in a region under sustained development pressure, and some buyers hold acreage here with an eye to long-term rezoning. Lenders do not lend against that possibility. A valuation reflects current use and current zoning, not speculative future value, and serviceability is assessed on actual rent rather than potential. If your case rests on future rezoning, it needs to be funded from a position that does not depend on the lender sharing your view.

    Building on acreage

    A construction loan releases funds in stages at slab, frame, lockup, fixing and completion. Budget for site costs that suburban builds do not carry: long driveways, effluent disposal, water tanks, power connection over distance and site levelling.     Full-doc assessment needs two years of returns and financials. Add-backs are where the difference lies: depreciation, one-off expenses, additional superannuation contributions and interest on debts being refinanced can often be added back to assessable income.     Median household income of $2,675 sits behind only Cornubia among the suburbs Cube Home Loans services, and well above the Logan LGA figure of $1,616. At roughly 165% of the LGA median, Forestdale is an outlier within Logan rather than a variation on it.

    Household income exceeds family income

    This is an unusual detail worth noting. In almost every Logan suburb, family income sits above household income, because family households have more earners than single-person ones. In Forestdale the position reverses: household income of $2,675 exceeds family income of $2,633. That pattern typically indicates multi-generational or extended households, which acreage properties readily accommodate, with adult children or older relatives contributing income under one roof.

    Older, larger, wealthier

    A median age of 43 is nine years above the LGA median, and household size of 3.1 sits above the average of 2.9. Older, larger and higher-earning households on large lots is a coherent picture, and it points to long tenure and low turnover.

    What this means for your application

    Income is rarely the constraint in Forestdale. The property is. Lot size determines which lenders participate, what maximum LVR applies and how conservatively the land is valued, and a household earning well above the Logan median can still be declined on a large block by a lender whose policy caps at 2 hectares.
