  • How do first home buyers get into the Woodridge property market?

    Woodridge is among the most affordable entry points anywhere in South East Queensland, and effectively every purchase here falls under Queensland's $700,000 zero transfer duty threshold for first home buyers. Combined with the Australian Government 5% Deposit Scheme, which removes Lenders Mortgage Insurance on a 5% deposit, the upfront cost of buying in Woodridge is lower than almost any comparable location within 25 kilometres of Brisbane.


    Woodridge sits in the 4114 postcode alongside Logan Central and Kingston, served by Woodridge and Kingston stations on the Beenleigh line. The housing mix is broader than most Logan suburbs, running from post-war detached homes through to a substantial supply of units and townhouses. At the 2021 Census Woodridge had 12,982 residents with a median age of 33.

    Stamp duty and the First Home Concession

    Established homes under $700,000 attract zero transfer duty under Queensland's First Home Concession. Given Woodridge price points, the concession applies in the overwhelming majority of local first home purchases, so the duty line on your settlement statement is usually nil. From 1 August 2026 these concessions are limited to Australian citizens, permanent residents and specified foreign retirees.

    The Australian Government 5% Deposit Scheme

    Renamed from the First Home Guarantee in October 2025, the scheme allows a 5% deposit with no Lenders Mortgage Insurance. Income tests have been removed and there is no longer an annual cap on places.     Buying a unit or townhouse in Woodridge

    Woodridge has more unit and townhouse stock than most Logan suburbs, and this is where lender policy becomes the deciding factor. Some lenders apply minimum floor area requirements, higher deposit thresholds, or postcode-level restrictions to apartment stock, and those rules differ substantially between lenders.     Woodridge's apartment supply is a genuine opportunity for yield-focused investors, but policy varies sharply. Minimum internal floor areas, maximum exposure limits within a single complex, and lower maximum LVRs are all common. Confirm the lender position on the specific building, not just the suburb.

    Rental income treatment

    Lenders typically accept between 70% and 80% of appraised rent for serviceability, and the difference compounds across a portfolio. For a high-yield Woodridge purchase, the lender that accepts the higher percentage can be the difference between approval and decline.

  • Can self-employed and complex borrowers get a home loan in Woodridge?
