Most first-home buyer advice stops at "you get $0 stamp duty under $700,000". Useful, but it skips the part you actually need: in the suburb you are looking at, what genuinely sells under $700k, and how do you get your hands on one?


In Logan Central the answer is better than the headline suggests. The suburb median for houses has run up to $797,000, which is over the line. But the median hides a lot. Break Logan Central down by property type and there is a big, active slice of the market sitting comfortably under $700k — a slice most buyers scroll straight past because the suburb median scared them off.
