If you’ve been scrolling property listings with a $750,000 budget and a Logan filter switched on, two suburb names keep turning up: Woodridge and Eagleby.


Here’s what nobody tells you upfront. Both suburbs have run hard - house prices are up 15% to 20% over the past year, and the typical house in each has pushed into the mid-$800,000s. Buying under $750k is no longer the default here. It’s a deliberate strategy.


The good news: it’s still very doable in both. Below is what your $750k realistically reaches in each, and a stamp duty cliff that makes staying under budget worth real money.



The short answer, if you’re in a hurry


Woodridge offers better value under $750,000, not because it’s cheap, but because your budget reaches further into the market there. Its houses and units both sit below Eagleby’s, and it has its own train station, which matters for commuters and for anyone renting the place out. 


Eagleby is the better lifestyle buy: bigger blocks, a quieter feel, a straight run down the M1. But under $750k, you’ll have fewer properties to choose from.

These are Cotality (formerly CoreLogic) figures as at September 2026. One caveat worth knowing: published suburb medians are usually rolling 12-month figures, so they average the whole year and lag the live market, especially in a suburb growing 20% a year. (Note: If you see lower medians elsewhere, that’s usually why.)

House medians are within about $10,000 of each other. The units tell a very different story, and that gap is where a $750k budget really shows up.


Both medians are above $750k. Here’s how you still buy under it


A median is the middle of the market, not the entry point. Roughly half of all sales happen below it, so buying under $750,000 in either suburb is realistic; you just need to know what to shop for.


In Woodridge, your $750k reaches:


  • Unrenovated three-bedroom lowsets, often 1960s to 1980s brick-and-tile on 600 sqm or more
  • Two-bedroom houses and older post-war cottages
  • Townhouses and units with room to spare, given the ~$580,000 median


In Eagleby, your $750k reaches:


  • Smaller or older three-bedroom homes, below the suburb’s typical standard
  • Townhouses and units, though the ~$650,000 median leaves less headroom
  • The occasional renovator’s special on a large block

Why buyers choose Woodridge


  • Your budget goes further. Woodridge is cheaper on houses and materially cheaper on units — roughly $70,000 less than Eagleby at the unit median. For anyone with a firm ceiling, that’s the whole ball game.


  • Growth has been strong. Around 20% over the past year, comfortably ahead of Eagleby, as buyers priced out of inner Brisbane moved south.


  • Transport is the trump card. Woodridge has its own railway station on the Beenleigh line, Kingston station on its border, and a dense bus network through TransLink. For a household without two cars — or a tenant who doesn’t drive — that’s a genuine weekly saving.

Why buyers choose Eagleby


  • More land, better homes. Eagleby’s blocks are big and its housing stock is newer, with much of the suburb built through the 1980s and 1990s. Stretch past $750k and you get more house for it.


  • The M1 and the Gold Coast. Eagleby sits right off the M1 beside Beenleigh, roughly halfway between Brisbane and the Gold Coast. If you work on the coast or in the southern industrial corridor, the commute maths flips in Eagleby’s favour.


  • It sells quickly. Homes here move fast, often with multiple offers - a sign of genuine competition.


  • A quieter, greener feel. The Eagleby Wetlands and river frontage give the suburb a more relaxed character than Woodridge’s busier streets.


The stamp duty cliff nobody mentions


This part is worth reading twice. In Queensland, first home buyers pay no transfer duty on a home valued at $700,000 or less, with a reduced amount payable up to $800,000, according to the Queensland Revenue Office. Above $800,000, the concession disappears completely.


Both suburbs now have medians above that $800,000 line. So buying under $750k isn’t only about the purchase price - it keeps you inside the concession band and can save you thousands in duty on top. Drop to $700,000 and you pay no duty at all. There’s also the Queensland First Home Owner Grant of up to $30,000 if you buy or build new.

Two things to check before you buy


1. Eagleby: check the flood map. 


The suburb sits where the Logan and Albert Rivers meet, and parts of it carry flood risk. That affects insurance premiums and, sometimes, how a lender values the property. Look up any address you’re serious about on the Logan City Council flood maps first. It’s free and takes two minutes.


2. Woodridge: check the lender’s postcode policy. 


Some lenders apply tighter rules to high-density unit stock in certain postcodes, which can mean a bigger deposit. Units are exactly where a sub-$750k Woodridge budget stretches furthest, so sort this early — one practical reason a broker who knows Logan lending policy earns their keep.



So which one is right for you?


Lean towards Woodridge if you are:


  • A first home buyer with a hard $750,000 ceiling
  • Commuting to Brisbane by train
  • Buying a unit or townhouse
  • An investor chasing growth and low vacancy


Lean towards Eagleby if you are:


  • Able to stretch past $750k for a better house
  • Working on the Gold Coast or in the southern industrial corridor
  • After land, a fourth bedroom and a quieter street
