    Waterford sits in the middle of the Logan price range, and most local purchases fall under Queensland's $700,000 zero transfer duty threshold for first home buyers. Combined with the Australian Government 5% Deposit Scheme, which removes Lenders Mortgage Insurance on a 5% deposit, it remains an accessible entry point with a stronger income profile than most similarly priced Logan suburbs.


    Waterford sits in the 4133 postcode on the Logan River, adjoining Bethania, Logan Reserve and Chambers Flat. At the 2021 Census Waterford had 5,796 residents with a median age of 32. The housing mix runs from established detached homes through to newer estate development on the suburb's southern edge, with some larger riverside holdings.

    Stamp duty and the First Home Concession

    Established homes under $700,000 attract zero transfer duty under Queensland's First Home Concession. New homes and vacant land go further, with a full exemption and no price cap on contracts signed on or after 1 May 2025, which matters given the newer development on Waterford's fringe. From 1 August 2026 these concessions are limited to Australian citizens, permanent residents and specified foreign retirees.

    The Australian Government 5% Deposit Scheme

    Flood mapping on the river

    The flood overlay caution

    If your property sits within a Logan River flood overlay, a new lender may take a different view of it than your current lender did. Valuation, maximum LVR and in some cases willingness to lend at all can differ. A decline on property grounds still records a credit enquiry, so it is worth confirming the target lender's flood policy before lodging rather than after.

    Getting out of Lenders Mortgage Insurance

  • Can self-employed and complex borrowers get a home loan in Waterford?

    Full-doc assessment needs two years of returns and financials. Add-backs matter: depreciation, one-off expenses, additional superannuation contributions and interest on debts being refinanced can often be added back to assessable income, and lenders differ significantly on which they accept.     Where income policy and property policy intersect

What distinguishes the suburb is the personal income figure of $806, well above the LGA pattern for a suburb at this price point. Waterford households earn more per person than most affordable Logan suburbs, which means capacity here rests less on stacking multiple modest incomes.

    A younger suburb with conventional household size

    A median age of 32 sits two years below the LGA median, and household size of 2.8 is marginally below the average of 2.9. The profile is working-age couples and families rather than either the very young estate demographic of Yarrabilba or the older profile of neighbouring Bethania, which has a median age sixteen years higher despite sharing a boundary.

    What this means for your application

    Income is generally the easier half of a Waterford application. The property is the harder half. Flood overlay from the Logan River affects specific lots and changes lender appetite, valuation and insurance cost. Larger riverside holdings can trigger rural residential policy above roughly 2 hectares. Newer estate stock on the southern fringe carries construction valuation risk.
