How do first home buyers get into the Yarrabilba property market?
Yarrabilba is built for first home buyers, and it is one of the few places in South East Queensland where the full scheme stack still works together. Established homes under $700,000 attract zero transfer duty, new builds and vacant land attract a full duty exemption with no price cap, the $30,000 First Home Owner Grant applies to eligible new homes under $750,000, and the Australian Government 5% Deposit Scheme removes Lenders Mortgage Insurance on a 5% deposit.
Yarrabilba is a master-planned community in the 4207 postcode in Logan's southern growth corridor, near Logan Village and Buccan. It is one of Queensland's largest greenfield developments and remains under construction. At the 2021 Census Yarrabilba had 10,240 residents with a median age of 25, the youngest of any suburb Cube Home Loans services.
The full duty exemption on new builds
This is where Yarrabilba differs from established Logan suburbs. Contracts for new homes and vacant land signed on or after 1 May 2025 attract a full transfer duty exemption with no price cap under Queensland's first home concessions. In a house-and-land suburb, that applies to most purchases. From 1 August 2026 these concessions are limited to Australian citizens, permanent residents and specified foreign retirees.
$30,000 First Home Owner Grant
New builds and substantially renovated homes under $750,000 may attract the Queensland First Home Owner Grant of $30,000. The Queensland Government confirmed in the 2026-27 State Budget that the $30,000 amount continues for eligible contracts signed from 1 July 2026, rather than reverting to $15,000. Yarrabilba is one of the few locations within reach of Brisbane where a new build under $750,000 remains realistically achievable.
The Australian Government 5% Deposit Scheme
Renamed from the First Home Guarantee in October 2025, the scheme allows a 5% deposit with no Lenders Mortgage Insurance. Income tests have been removed and there is no longer an annual cap on places. Stacked with the duty exemption and the grant, the total cash required to get into Yarrabilba is lower than almost anywhere comparable. See the scheme explained.
Buying house and land
House-and-land purchases work differently to buying established. The land settles first, then the build draws down in stages, and you carry both a land loan and construction interest before you move in. Getting the timing and the cashflow right matters. How do investment property and construction loans work in Yarrabilba?
Yarrabilba is primarily a construction lending market rather than an established-purchase market. A construction loan releases funds in progress payments at slab, frame, lockup, fixing and completion, with interest charged only on the amount drawn. Investment lending here is assessed on your income plus projected rent, but valuation practice on new estate stock is the variable that catches most buyers out.
Yarrabilba is one of Queensland's largest master-planned communities, with rental demand supported by ongoing population growth, local schools, and the Logan Village and Beaudesert corridors.
How construction lending works here
Most Yarrabilba purchases involve a land settlement followed by a staged build. Lenders assess the fixed-price building contract alongside the land value, and you pay interest only on funds drawn as each stage completes. Valuation risk on new estate stock
This is the most important thing to understand about buying in a greenfield estate. Lenders value the completed property independently of what you paid, and in a suburb where hundreds of similar homes are being built simultaneously, valuations can come in below contract price. If that happens you must cover the shortfall in cash. Different lenders use different valuers and reach different figures on identical properties, which is exactly why lender selection matters before you sign a build contract, not after.
Investment lending in a growth corridor
Yarrabilba's yields are reasonable rather than exceptional, and the investment case rests largely on long-term population growth. Some lenders apply caution to high-concentration new estates, occasionally limiting how many properties they will fund within one development. Dual occupancy and dual living

When does it make sense to refinance or upgrade your Yarrabilba home loan?
Refinancing in Yarrabilba follows a different pattern to established Logan suburbs, because most local owners bought recently and many are only now reaching the point where equity has built. The most common triggers here are a fixed rate ending, converting a construction loan to a standard mortgage, or reaching 80% LVR and shedding Lenders Mortgage Insurance.

Converting from construction to a standard loan
When your build completes, the construction facility converts to a standard mortgage, and the rate you roll onto is not automatically competitive. That conversion point is a natural moment to review the market rather than accept the default. Many Yarrabilba owners miss it entirely.

If growth and repayments have taken your loan-to-value ratio below 80%, refinancing can secure a better rate without paying LMI again. Yes. Yarrabilba's population skews young and heavily toward trades, construction, transport and retail work, much of it casual, contract-based or newly self-employed. These are exactly the income types that standard bank assessment handles poorly, and they are also the most common profile in the suburb.

Short employment history
A median age of 25 means many Yarrabilba applicants have limited time in their current role, and lenders vary considerably in how they treat that. Some require six months in a position, others accept three, and some will count time in the same industry rather than the same employer. For a young applicant this single policy difference frequently decides approval.
Tradespeople and newly self-employed
Two years of tax returns allow a full-doc assessment. If you have recently gone out on your own, alt-doc lending assesses you on BAS, business bank statements or an accountant's declaration instead. Median personal income of $819 is strong for a suburb this young and sits above the Logan average, reflecting a workforce concentrated in trades and construction where earnings arrive early. Household size of 3.1 against the LGA average of 2.9 indicates young families with children at home, which cuts the other way in an application because dependants reduce assessable capacity under lender household expenditure benchmarks.
What this means for your application
Three variables do most of the work in Yarrabilba: how long the lender requires you to have been in your job, whether overtime and casual earnings are counted, and how the valuer treats a new-build property in an estate where hundreds of comparable homes are under construction.
