Two different purchases, two different loans
This is the key point in Logan Village. A house-and-land package on a standard estate lot is conventional residential lending with the full lender panel available. An established home on several hectares is rural residential lending with a lower maximum LVR, a conservative land valuation and a much shorter list of willing lenders. Work out which one you are buying before you assume anything about your borrowing capacity.
Duty and the grant on new builds
New homes and vacant land attract a full transfer duty exemption with no price cap on contracts signed on or after 1 May 2025 under Queensland's first home concessions. New builds under $750,000 may also attract the $30,000 First Home Owner Grant, confirmed to continue for eligible contracts signed from 1 July 2026. Established homes under $700,000 attract zero duty separately, with a partial concession to $799,999.

Can self-employed and complex borrowers get a home loan in Logan Village?

A median age of 42 sits eight years above the LGA median. What makes that striking is the neighbour: Yarrabilba, immediately adjacent, records a median age of 25. Seventeen years difference between adjoining suburbs, one an established rural township and the other a master-planned estate, is one of the sharpest contrasts anywhere in the LGA.
What this means for your application
Logan Village applications combine two complications that rarely appear together. On the income side, moderate individual earnings combined across a household, often including self-employment. On the property side, rural land that restricts the lender field. A household earning $2,049 a week looks comfortable on paper, but if that figure depends on a second income a lender discounts and the security is a 4 hectare block, the practical borrowing capacity can be far lower than the numbers suggest.
