  • How do first home buyers get into the Bahrs Scrub property market?

    Bahrs Scrub is one of the newer residential areas in southern Logan, and much of what sells here is house and land, which means the strongest first home buyer measures apply. New homes and vacant land attract a full transfer duty exemption with no price cap on contracts signed on or after 1 May 2025, the $30,000 First Home Owner Grant applies to eligible new builds under $750,000, and the Australian Government 5% Deposit Scheme removes Lenders Mortgage Insurance on a 5% deposit.


    Bahrs Scrub sits in the 4207 postcode west of Beenleigh, adjoining Windaroo and Belivah, on undulating land above the Albert River valley. At the 2021 Census Bahrs Scrub had 4,508 residents with a median age of 29 and a median weekly household income of $2,100, among the highest in Logan.

    The full duty exemption on new builds

    Where you buy land and build, the full transfer duty exemption with no price cap under Queensland's first home concessions applies. Given Bahrs Scrub price points, that is worth substantially more than the established-home concession, which caps out at $799,999. From 1 August 2026 these concessions are limited to Australian citizens, permanent residents and specified foreign retirees.

    $30,000 First Home Owner Grant

    New builds under $750,000 may attract the Queensland First Home Owner Grant of $30,000, confirmed in the 2026-27 State Budget to continue for eligible contracts signed from 1 July 2026. Note the $750,000 cap includes land plus build, and at Bahrs Scrub prices some house-and-land packages exceed it. Check the total before assuming eligibility.

    Sloping sites raise build costs

    This is the local factor that catches buyers out. Bahrs Scrub sits on undulating terrain, and sloping blocks carry site costs that flat estate lots do not: retaining walls, engineered footings, excavation and access. These frequently sit outside the advertised build price and can add tens of thousands.     The Australian Government 5% Deposit Scheme

  • How do investment property and construction loans work in Bahrs Scrub?

A package that appears comparable to a flat-block equivalent in Logan Reserve or Park Ridge can end up materially more expensive once site works are priced. Lenders will want the full cost inside the fixed-price contract before approving, and discovering the gap after signing leaves you funding it in cash.

    Valuation on completion

    Lenders value the completed property independently of what you paid. On a sloping site, the money spent on retaining and footings does not necessarily translate into valuation, because a valuer prices the finished home rather than the difficulty of building it. This is the specific reason Bahrs Scrub builds more often produce valuation shortfalls than flat-lot equivalents.

    Investment fundamentals

    Larger lots

    A common Bahrs Scrub situation: the house is finished but the site is not, because retaining, landscaping, fencing and driveways were deferred to keep the build within budget. Funding that work afterwards through an equity release usually requires the valuation to have moved, which it may not have if the incomplete site is exactly what is holding the valuation down. A self-employed tradesperson earning well can be comfortably approved to buy an established home and still struggle to fund a build. Bahrs Scrub's newer, larger homes on elevated blocks require substantial borrowing capacity to purchase, which self-selects for higher earners. The workforce is concentrated in trades, construction and transport where income arrives early rather than accumulating over a career, so a 29 year old here can service a loan that a 29 year old in a professional career track could not yet.

    What this means for your application

    High income is not the constraint in Bahrs Scrub, and that is the point worth understanding. The constraints are structural: whether the lender will fund a build for a self-employed applicant, whether the site costs on a sloping lot are properly captured in the contract, and whether the completed valuation will support the total spend.
