  • How do first home buyers get into the Windaroo property market?

    Windaroo sits toward the upper end of southern Logan pricing, and while most purchases still fall under Queensland's $700,000 zero transfer duty threshold, some reach into the partial concession band. The Australian Government 5% Deposit Scheme applies and removes Lenders Mortgage Insurance on a 5% deposit.


    Windaroo sits in the 4207 postcode between Bahrs Scrub, Mount Warren Park and Belivah, on elevated land above the Albert River valley. At the 2021 Census Windaroo had 2,771 residents with a median age of 40 and a median weekly household income of $2,110. Housing is predominantly larger detached family homes on generous blocks, many with district views.

    Stamp duty and the concession bands

    Established homes under $700,000 attract zero transfer duty under Queensland's First Home Concession, with a partial concession to $799,999 and a maximum saving of $24,525.     The Australian Government 5% Deposit Scheme

    Renamed from the First Home Guarantee in October 2025, the scheme allows a 5% deposit with no Lenders Mortgage Insurance.     Elevated blocks and what they cost

    Windaroo's elevated position is its appeal and its complication. Sloping sites carry costs that flat blocks do not if you plan to extend, add a pool or build a shed: retaining, engineered footings, excavation and access all add up. That matters less when buying established than when planning future work, but it is worth understanding before you commit to a property with plans in mind.

    A house-only suburb

  • How do investment property and construction loans work in Windaroo?

    Windaroo investment purchases lean toward growth rather than yield. Higher entry prices against southern Logan rents mean gross yields sit at the lower end of the range, so serviceability rests more on your own income than the projected rent. The compensation is a stable family tenant base and low turnover.

    Lenders weigh your income, projected rent, existing commitments and portfolio position, commonly accepting 70% to 80% of the appraised rent.     Sloping sites and build costs

    Windaroo's terrain materially changes construction and extension costs. Retaining, excavation, engineered footings and access can add substantially to a project budget, and these items sit outside most advertised build prices. Lenders will want them costed inside the fixed-price contract. Importantly, money spent on retaining and footings does not translate proportionally into valuation, because a valuer prices the finished home rather than the difficulty of building it.     View premiums and valuation

    Elevated Windaroo blocks with district views typically carry a premium over similar homes without them. Valuers treat view properties as a distinct sub-market, which means comparable sales from lower parts of the suburb may not support the price.   • When does it make sense to refinance or upgrade your Windaroo home loan?

    Refinancing a Windaroo home loan is most often worthwhile when a fixed rate is ending, when accumulated equity opens up a project or an investment purchase, or when household circumstances change. With a median age of 40 and long ownership tenure, many local borrowers hold meaningful equity.

Two years of tax returns allow a full-doc assessment; alt-doc lending covers applicants whose returns understate current trading.

    Full-doc assessment needs two years of returns and financials. Add-backs are where the real difference lies: depreciation, one-off expenses, additional superannuation contributions and interest on debts being refinanced can often be added back to assessable income, and lenders differ significantly on which they accept.     Alt-doc and low-doc options

    Where returns do not reflect current trading, alt-doc lending assesses you on BAS, business bank statements or an accountant's declaration. Higher rate and larger deposit, but a viable route where full-doc is not available.

    Professionals and LMI waivers

    Median household income of $2,110 sits comfortably above the Logan LGA figure of $1,616, placing Windaroo in the upper tier of the council area. Median personal income of $864 is similarly strong, which means the household figure reflects genuinely good individual earnings rather than several stacked incomes.

    The southern Logan contrast

    Windaroo sits between two very different neighbours. Bahrs Scrub next door records a median age of 29 with household income of $2,100, almost identical income from a population eleven years younger. Mount Warren Park on the other side records $1,496 with a median age of 41. Three adjoining suburbs, three quite different profiles, and lenders respond to each differently.

    Established rather than emerging

    A median age of 40 sits six years above the LGA median and household size of 2.9 matches the average exactly. Windaroo reads as a settled family suburb where the original buyers have largely stayed, in contrast to the estate-driven growth immediately around it.

    What this means for your application

    Serviceability is rarely the binding constraint in Windaroo. Two things matter more. First, if you are planning any building work, the site costs on sloping ground need pricing before you fix a loan amount, because they consume budget without adding proportional value. Second, view-affected properties value as a distinct sub-market, so a valuation may not track the price you agreed if the comparable sales sit lower down the hill.
