    Stamp duty and the First Home Concession

    Established homes under $700,000 attract zero transfer duty under Queensland's First Home Concession, which covers most Edens Landing purchases. From 1 August 2026 these concessions are limited to Australian citizens, permanent residents and specified foreign retirees.

    Alt-doc lenders tend to be more conservative on property, and flood-affected security narrows the field further. A lender happy with your income may decline the overlay; a lender comfortable with the property may want full financials.
