  • How do first home buyers get into the Greenbank property market?

    Greenbank is one of the higher-priced suburbs in the Logan LGA, and a large share of purchases fall above Queensland's $700,000 zero transfer duty threshold. The Australian Government 5% Deposit Scheme still applies and removes Lenders Mortgage Insurance on a 5% deposit, and for buyers building on acreage the full duty exemption on vacant land is often the more valuable measure.


    Greenbank sits in the 4124 postcode in Logan's south-west, adjoining Boronia Heights and Forestdale, with the Greenbank Military Training Area on its southern boundary. The suburb is defined by large lots and semi-rural acreage alongside newer estate development. At the 2021 Census Greenbank had 9,587 residents with a median age of 37 and an average of 3.2 people per household.

    Stamp duty on land and new builds

    Contracts for vacant land and new homes signed on or after 1 May 2025 attract a full transfer duty exemption with no price cap under Queensland's first home concessions. In an acreage suburb where many buyers purchase land and build, this is worth considerably more than the established-home concession. Established homes under $700,000 attract zero duty, with a partial concession to $799,999. From 1 August 2026 these concessions apply only to Australian citizens, permanent residents and specified foreign retirees.

    Acreage lending is different

    This is the critical point for Greenbank buyers. Lenders treat rural residential and acreage property differently to standard suburban blocks. Many cap the land size they will lend against at 2 hectares before applying rural lending policy, some reduce the maximum LVR on larger lots, and a few decline acreage outright. Two lenders can reach entirely different conclusions on the same property based purely on lot size. Confirm the lending position on the specific lot before you make an offer.

    The Australian Government 5% Deposit Scheme

    Renamed from the First Home Guarantee in October 2025, the scheme allows a 5% deposit with no Lenders Mortgage Insurance.     Services and valuation

  • How do investment property and construction loans work in Greenbank?

    Greenbank investment and construction lending is dominated by one factor that does not apply elsewhere in Logan: lot size. Lenders apply rural residential policy above certain land areas, commonly 2 hectares, which changes maximum LVRs, valuation approach and in some cases whether a lender will participate at all.


    The suburb combines established acreage holdings with newer estate development, and demand is supported by the south-west growth corridor and proximity to the Mount Lindesay Highway.

    How lot size changes the lending

    Standard residential lending generally applies to lots up to around 2 hectares, though the threshold varies by lender. Above that, expect a lower maximum LVR, a more conservative valuation approach that may value excess land at a discount, and a narrower field of willing lenders. Some lenders cap acreage lending at 10 hectares, others at 40, others decline it. Establishing which lenders will fund your specific lot is the first step, not the last.

    Construction on acreage

    A construction loan releases funds in stages at slab, frame, lockup, fixing and completion, with interest charged only on the amount drawn. On acreage, budget for site costs that suburban builds do not carry: driveways, effluent disposal systems, water tanks, power connection over distance and site levelling.     Investment fundamentals

    Greenbank yields are modest relative to Logan's northern suburbs, reflecting higher entry prices against a rental market of limited depth for large-lot property. The investment case here rests on land value and the south-west growth corridor rather than on rent. See our investment loan page.

    Sheds, secondary dwellings and dual living

    Large lots make secondary dwellings and substantial outbuildings common in Greenbank. Lenders vary in whether they attribute value to a shed or grant a second dwelling any rental credit, and a valuer may assign little or no value to improvements a buyer paid dearly for.   • When does it make sense to refinance or upgrade your Greenbank home loan?

    Your fixed rate is ending

    Greenbank's large lots make sheds, pools and extensions common projects. Cosmetic and modest works can often be funded through an equity release; larger structural work usually needs a staged construction facility.     Changing lenders on an acreage property

    Your current lender accepted your lot size at purchase. A new lender may not. Before starting a refinance, confirm the target lender's land size and rural residential policy, because a decline on lot size alone still records an enquiry on your credit file.

  • Can self-employed and complex borrowers get a home loan in Greenbank?

    Yes. Greenbank has a high concentration of self-employed tradespeople, transport operators and small business owners, many of whom chose acreage precisely because it accommodates trucks, machinery and home-based operations.     Existing equipment and vehicle finance

    Business borrowers in Greenbank frequently carry chattel mortgages and equipment finance, and how a lender treats that existing debt in your serviceability assessment varies.     Alt-doc and low-doc options

Median personal income of $850 is strong but not exceptional, so the household figure of $2,240 is being driven by multiple earners rather than one large salary. This is an unusual combination: most high-income suburbs have smaller households. Greenbank has both size and income, consistent with established families on larger properties and, in some cases, multi-generational living that acreage accommodates.

    What this means for your application

    Strong income does not automatically make a Greenbank application straightforward, because the property does as much work as the income here. Lot size determines which lenders will participate, what maximum LVR applies, and how conservatively the land is valued. A household earning well above the Logan median can still be declined on a 5 hectare block by a lender whose policy caps at 2.
